英國業主出租物業時的責任

作為業主,當你出租英國物業單位, 你須要根據租務條例在不同範疇上要求, 才能合法地出租單位, 當中包括: 物業安全性 租約按金處理 租戶的租住權 物業交收記錄等等… 為減輕管理所有這些責任的壓力, 業主可考慮將物業交由租務代理全權管理. 專業的租務代理的收費一般介乎每月租金的8-12%, 全面租管服務(Fully Managed Service) 一般都包括: 代收每月租金及追討欠租 協助業主處理物業帳單 跟進租客查詢事宜 定期物業檢查 協助業主處理物業保養及維修 出租及退租樓宇檢查報告 登記及交托保證金予法定機構 業主責任保險 24/7 緊急聯絡電話 有些租務代理公司以低價招來, 收取低於每月租金的5%作為租務管理服務費, 但當中很多服務, 簡單如上門檢查維修也需額外每次收取業主費用, 又例如業主責任保險亦未有包括, 需業主自行購買. 結果, 最終反而要支付更多服務費, 影響租金收入. 業主在選擇物業代理服務時, 記緊要留意清楚, 小心格價, 做個精明消費者. 另外, 英國法例要求物業代理從事出租事務, 必須是法定補償計劃(redress scheme)的成員, 如果物業代理為業主管理收取租金等款項,他們就必須是客戶資金保護計劃(client money protection scheme) 的成員。業主在聘用物業代理為其處理租務事項時, 記緊要留意物業代理是否計劃成員之一

什麼是寵物損害保險Pet Damage Insurance?

早前英國政府推出私人住宅租務市場改革白皮書, 當中一項建議, 除非有合理原因, 否則業主不可拒絕出租物業給飼養寵物的租客。建議中亦授權業主可要求租客購買寵物損害保險(Pet Damage Insurance), 以賠償租客的寵物對物業造成的損壞。 同時英國全國性的住宅業主協會(NRLA) 亦與寵物慈善機構 AdvoCATS聯合進行了一項網上問卷調查, 有關出租予飼養寵物的租客的意見. 問卷調查共收到 537 份回复,其中業主463 人,物業代理 74 人。調查顯示有85% 業主或物業代理其物業曾經被租客的寵物造成不同程度的破壞, 當中57% 表示租約按金並不足夠彌補有關破壞的損失, 最後66% 業主或物業代理認為寵物損害保險是推動寵物友善租約的可行方法。 什麼是寵物損害保險(Pet Damage Insurance)? 通常寵物損害保險會附帶於家居保險(home insurance) 內, 為租戶的寵物對業主物業造成的破壞及損失提供保障, 當中包括裝修, 家具及家居設備, 例如寵物咬爛梳化、欄杆甚至踢腳板。但此保險也未必能覆蓋所有情況, 一些例外情況包括: • 因寵物嘔吐或小便而造成的破壞 • 獨自寵物留在家中 • 八週以下的小狗和小貓 • 一些攻擊性強的狗品種 • 寵物對花園的破壞 當然視乎保單的保額, 一般都設有最高賠償限額, 能提供全額保險的保費當然比較高. 悅居租務作為專業英國物業代理, 致力為曼徹斯特地區提供高質,專業可靠的物業投資及租務管理,  無論你是業主及投資者,還是你是正在尋找理想新居的準租戶及買家,歡迎與我們聯絡,廣東話 / 國語 WhatsApp 專線: +44 7443 […]

業主亂收取租客費用??
