Tenant referencing

When renting a property in the UK, the landlord and/or agent will conduct basic background checks on tenants to ensure that they will rent to a good tenant.

Tenant referencing will include:

• Whether the tenant has the Right to Rent in the UK, you can simply go to the website of the UK government to know, https://www.gov.uk/prove-right-to-rent

• Is your income sufficient for rent? This may include proof of employment and an employment reference to confirm earnings or it may include a review of bank statements to review savings – if non of these are sufficient to the minimum rental affordability requirement you may be asked to apply a UK-based Guarantor.

• 租客是否在英國居住權 (Right to Rent Check) ,其實簡單上英國政府這個網址就可以自己查一查https://www.gov.uk/prove-right-to-rent

• 收入是否足夠俾租?所以可能會問你僱主,你是否真的在他公司工作及你的收入有多少,又或者問你提供銀行是否有足夠結餘。倘若,業主和/或物業代理覺得你的收入或結餘不足夠負擔租金,他們便可能會要求你提供一位要居住在英國的保證人。

• 最後會詢問你上手租樓業主對你的評語,如果你是之前未曾在英國租屋,你便要問一問物業代理有何建議給你。

不過,每個租屋個案情況不同,查閱標準可能會有異。如果你對自己收入、租屋歷史有不確定的地方,不妨問一下你相熟物業代理的意見。
